I've rented roughly a dozen rehearsal spaces in four states over the years. Francisco Studios has been my best experience so far. The building is 24/7 access, secured, and even has a covered bay for load in/out in all weather conditions - something that's very clutch in Colorado. We have a 20x15 room that has nice high ceilings and even accommodates some storage racks with space left over (four-piece band with stacks and keys). The rooms themselves are a comfortable temperature year round. Sound proofing could be a little better but has not proven to be an issue except for at peak times. Off-peak, we've been able to get very usable recorded tracks there. Oh, did I mention the bathrooms are clean? Really clean? Most rehearsal space bathrooms are awful - these are great. Some people seem to have a problem with the manager. I've never had one - he's been friendly and uniformly reasonable. He expects you to be an adult, pay your rent on time and live by the terms you agreed to when you signed up. If you have a problem with that, it's says more about you than him/the studio.

I moved into Francisco Studios about 2.5 years ago. Good stuff: -Extremely well run, with good folks in the building. -Any problems are addressed quickly. -24/7 access. -Locked building and studio rooms keeping gear safe. -Restrooms are always clean. -Price is quite reasonable. -Location is accessible. A few things to know: -There's No wifi, something that would be immensely useful. Cellphone coverage in building is OK. -Walls between studios are a bit thin and there isn't a lot of isolation from your neighbor (only really a problem during peak studio hours). Staff does a pretty good job of placing bands next to other bands, and solo musicians in other parts of the building to help with this.

I've had a space here for about 2 1/2 years now and I only have good things to say. The price is more affordable than other practice spaces I've had in the past, the rooms are large, the bathrooms and hallways are always clean, 24/7 access with top notch security, and the manager is organized and responsible. They have rooms that can accommodate a single drummer as well as rooms for a 5 piece metal band. If you're in the Denver area looking for rehearsal spaces, Francisco Studios is the place to go. I have nothing but positive things to say about my experience with Francisco Studios. I have had a room here for about a year now and the place is always safe, clean, well-managed, and the rooms are spacious. When we signed our contract agreement, the rules were laid-out pretty straight-forward and clear. We do our part to respect the rules and guidelines resulting in extra effort by the management to help us out any way they can.
